#1: Your Market
Are you noticing a lot of homes in your area going up for sale? If so, are they staying on the market for long? Are home values increasing? At the time of this blog, they definitely have. The market is going to determine how much you get for your home and how fast. But every single market in Belknap County is different and things change quickly, so having a real estate agent that you can trust to run comparisons on your home and give you the information that you need is important.
#2: Your Equity
Do you have positive equity in your home? If you owe less on your mortgage than what your home is worth, then you do and this balance can be used as a downpayment for a new home. If you need that money for a new purchase and do not yet have positive equity, it may be a good idea to wait until either you do or you’ve saved some money.
#3: Your Costs
Does your home need some major renovations? If the answer is “yes,” then you need to look at the costs and decide on whether or not it is worth it to you to invest further in your home. For some, it is. But for others, it is easier to move on and leave the repairs to a new buyer by selling the home “as is.”
#4: Your Emotions
Are you emotionally ready to sell? Selling a home, even when everything goes smoothly, can be a stressful process….especially when you are also buying a new home. If you aren’t able to handle this kind of stress right now, it may not be the time to put your home up for sale.
#5: Your Real Estate Agent
One more thing to consider is who you have as your real estate agent. Your agent should be doing a lot more than just listing your home in the MLS and scheduling showings to potential buyers. Your agent should be able to offer you advice on how to get the most for your home, repairs to make (or skip), setting the right price and negotiating offers. This person will be in charge of marketing, showings, and even open houses if necessary. If you don’t have the right agent, you may want to wait until you do.
